Sell

Sell your club at the right price,
to the right buyer.

Selling a club is often the deal of a career. We run it as a corporate transaction, from valuation to closing: the business, the shares and, if you own them, the commercial premises.

First confidential meeting

Before you decide,
let’s take stock.

It all starts with a confidential meeting with a member of our management team, at no cost and with no commitment. You explain your situation to practitioners of the trade who know the issues you face; we give you a candid reading of your project and the right way forward.

What we cover
Your goals and timeline; your business: format, lease, members, accounts; the sale options: business, shares or premises, together or separately.
What you take away
A first reading of your project, its strengths and the points to prepare, followed, if you wish, by a written proposal.
What is part of the assignment
A reasoned valuation draws on the accounts, the lease and the memberships. It is the purpose of the valuation opinion, or of the seller file when it includes a site visit and a memorandum. Both are set out in the fee schedule.

What you get

Four commitments,
from the assignment to signing.

  1. With the seller file, a reasoned valuation you can defend to a buyer and their bank, which takes your team and your operation into account.

  2. Anonymous marketing, without exposing your club to your members, staff or competitors.

  3. Only buyers with verified financing, under NDA.

  4. A single point of contact through to signing.

Frequently asked questions

What does the first meeting involve?

A confidential meeting with a member of our management team, at no cost and with no commitment. You explain your situation and goals; we give you a first reading of your project and the right way forward, followed, if you wish, by a written proposal.

A reasoned valuation of your business is the purpose of the valuation opinion or the seller file, both set out in the fee schedule. For a first idea, the online simulator gives you a free indicative range.

How does the sale of a club work?

In seven steps and two separate phases. Advisory phase: visit and diagnosis, analysis and valuation, then an anonymised memorandum (the seller file, covered by a separate contract).

Transaction phase: signature of the sale mandate and anonymous marketing, buyer qualification under NDA, visits and negotiation through to the letter of intent, then coordination through to the deed of sale.

You run the club and own the premises: what can you sell?

The business or the shares of the operating company, the commercial premises, or both. We value and negotiate both sides: the operation on one hand, the property on the other, and the lease that links them. The property side is led by Edouard de La Houssaye, President and Partner of a real-estate agency.

Selling both together appeals to buyers who want to secure the location; selling separately lets you keep the premises and a rental income. In that case, a sound commercial lease, with a rent in line with the market, is the first condition for selling the club well: we restate the rent in the valuation, as the buyer’s bank will.

How much does it cost?

Transaction fees follow our fee schedule. For the sale of a business or of company shares, they are paid by the buyer and only due when the deed is signed.

The seller file and the valuation opinion, both optional, are flat advisory fees set out in the same schedule. The first meeting and the simulator are free of charge: we suggest the right option for your project at the first meeting.

Can I just find out what my club is worth?

Yes. The online simulator gives you a free indicative range in two minutes. For a reasoned value, the valuation opinion, a flat advisory fee, draws on your accounts, your lease and your memberships, without a site visit. It is valid until the end of your current financial year.

Is the seller file mandatory?

No. The sale mandate can be signed without a seller file. If you order one, the file is yours: use it freely, whether you sell with us, on your own or through another adviser.

When is the memorandum delivered?

The anonymised memorandum, with a SWOT analysis, is delivered no later than 30 days after the visit to the club.

How is confidentiality protected?

Listings are anonymised: location by region, floor area and trading figures by range. Identifying information is only shared once a confidentiality agreement (NDA) is signed and the buyer’s financial capacity has been verified.
